We’ll work with you to understand the issues affecting your mortgage payment. From there, we can explore what assistance may be available to you, which forms and documentation are needed, and if you qualify for an option to avoid foreclosure.

Your eligibility for certain programs depends on the owner of your mortgage. M&T will review those options with you to determine which works best for your situation. Repayment Plan

How It Works

Spreads your delinquent payments over a period of time and adds the monthly amount to your regular monthly mortgage payment.

Benefits

  • Brings your account up to date within a specified time frame
  • You can spread the delinquent payments over a period of time

Loan Modification

How It Works

A loan modification is a permanent restructuring of the mortgage where one or more of the terms of your loan may be changed to provide a more affordable payment. A loan modification may include one or more of the following to reduce your monthly payment:

  • Reduce the interest rate
  • Convert from a variable interest rate to a fixed interest rate, or
  • Extend of the length of the term of the loan
  • Principal forbearance
  • Partial claim

  • Retain home ownership and provide a permanent solution to your existing hardship

Short Sale

How It Works

The sale of your home, at fair market value, as a result of an existing hardship for less than the total debt balance remaining on the mortgage and the owner of your mortgage agrees to accept the proceeds of the sale in exchange for releasing the lien on the property.

  • Avoids a lengthy legal process involved in a foreclosure

Deed in Lieu of Foreclosure

How It Works

You can transfer your property voluntarily to the owner of your mortgage if you are unable to maintain payments and cannot sell the home at market value.
